Location

José Fassardi is a small town with about 5,100 inhabitants (as of 2022) and is located in the Guairá administrative district.


The property is situated north of the town center in a quiet and rural environment, offering plenty of space for relaxation and nature. It is accessible via a side road that is passable in all weather conditions. In the immediate vicinity, there are small shops (despensas) for daily needs.


The center of José Fassardi is only about 2 km away. There you will find various shopping options, medical facilities, as well as elementary and secondary schools. Additionally, there is a central bus stop from which buses depart daily to various destinations, such as Villarrica.


Alternatively, you can use the newly paved road just 500 meters from the property to reach Planta Urbana (Independencia) by car in about 40 minutes. The cities of Villarrica and Caazapá are also easily accessible by car in about an hour via well-developed, paved roads. The House

The newly built house was completed in April 2024 and is currently occupied by us. It features 100 m² of living space. A spacious 3-meter-wide terrace surrounds the entire house, providing protection from sun and rain. It also creates a pleasant outdoor area for barbecues and relaxation, including a breathtaking view of the Ybytyruzu mountains.


The layout of the house is designed to meet the needs of a modern family.

The bedroom with private bathroom and access to the terrace can be used as a separate “living unit” if desired.

The children’s room, which can also serve as an office or guest room, is centrally located and has direct access to the hallway and the guest bathroom.

The spacious living, dining, and kitchen area features a central stove and direct access to the terrace – ideal for cozy and cheerful times with family and friends in a bright, inviting atmosphere. A practical storage room (Deposito) adjoins the kitchen.

What is the soil condition of the property?

The property has clay-rich and fertile soil, which is excellent for agricultural use. The good water retention ensures stable moisture, especially during the warm summer months. Compared to other regions in Paraguay, where soils with high sand content quickly lose water, this property offers a particularly advantageous basis for efficient irrigation. Additionally, the vegetable garden has already been enriched with manure, further improving soil quality.

Are there neighbors, or is the property secluded?

The property is located in a rural area. The two adjacent neighboring properties are uninhabited. Paraguayan neighbors are about 200 meters away. Additionally, some German immigrants have settled in the vicinity of José Fassardi.

Is there a title for the property?

Yes, the property title is available. The transfer of the property is therefore possible immediately.

What exactly is the "title" about?

The title is an official document that identifies the legal owner of the property. It is necessary to sell or transfer the property. Without this title, no legally effective sale can take place.

How does the purchase process work?

The purchase process in Paraguay takes place in several steps:

  1. First appointment at the Escribana (notary):
    • Conclusion of a preliminary contract.
    • Payment of a deposit.
    • Formal review of the title by the Escribana (duration: 2–4 weeks).
  2. Second appointment at the Escribana:
    • Signing of the purchase contract.
    • Final payment of the purchase price.
    • The Escribana initiates the transfer of ownership (duration: 4–8 weeks).

After full payment, the property belongs to the new owner, who can use it immediately. The issuance of the new title is a mere formality. Once completed, the Escribana will contact the new owner to collect the document.

What fees are incurred?

The fees of the Escribana are legally regulated and depend on the purchase price. Generally, you should expect about 5% of the purchase amount. In our case, the costs amounted to 4.5%.

Do purchase contracts have to be concluded in Spanish?

Yes, in Paraguay, purchase contracts must be drawn up in Spanish and understood by both parties to be legally effective. If Spanish is not confidently spoken, a state-certified translator should be consulted. The costs for this depend on the travel distance and the duration of the appointment.
